Commercial real estate software development

Custom Commercial Real Estate Software for Assets and Space

Join.To.IT builds commercial real estate software for teams who live in assets, CAM, lease abstracts, tenant-rep deal rooms, and space inventories — not residential rent rolls or vacation calendars. The property is an investment record with clauses, recoveries, and vacant bays that have to stay honest.

CRE software solutions we build

Asset management software for CRE, not a residential PM clone

Commercial teams drown in PDFs: leases with recovery language nobody indexed, stacking plans that live in a slide deck, and deal rooms that are shared folders named after the tenant. Residential property management tools do not model CAM, options, or bay-level space. Hospitality calendars do not either.

We build platforms where the asset, the space, the abstract, and the deal sit on one model. Asset managers, leasing, and tenant-rep staff see the same square footage and the same clause dates, with CAM recoveries that can be explained when a tenant asks why the invoice moved.

Commercial space inventory software and the CRE stack

Start with assets and space — every abstract and CAM line must reconcile to both — then add deal rooms and recoveries.

01

Asset and ownership records

Entities, debt flags, and asset facts that investment and ops teams share without a parallel spreadsheet.

  • Asset and entity hierarchy
  • Ownership and joint-venture notes
  • Valuation and hold-period fields
  • Capex and project hooks
  • Document shelf per asset
02

Space and stacking inventory

Floors, bays, and suites with availability, measurements, and the tenants attached to them.

  • Floor and bay records
  • Measured vs leased area
  • Availability and vacancy dates
  • Stacking plan views
  • Tour-ready space books
03

CRE lease abstract software

Structured abstracts — term, options, recoveries, clauses — searchable instead of buried in a binder.

  • Term, options, and notice dates
  • Rent, abatements, and bumps
  • Recovery and expense stops
  • Use, exclusives, and co-tenancy
  • Abstract vs executed comparison
04

Tenant-rep deal room software

Confidential rooms for requirements, tours, proposals, and LOI versions without leaking the rest of the book.

  • Requirement and tour logs
  • Proposal and LOI versions
  • Permissioned guest access
  • Comment and decision trail
  • Handoff into the executed lease
05

CAM recovery software

Budgets, actuals, estimates, and year-end true-ups that tenants can be shown without a forensic rebuild.

  • CAM pools and caps
  • Estimate vs actual tracking
  • Gross-up and exclusion rules
  • Tenant invoice generation
  • Dispute notes and revisions
06

Investor and lender reporting packs

Occupancy, NOI inputs, and lease-risk dates packaged the way your asset committee already reads them.

  • Rent roll and occupancy packs
  • Expiry and option calendars
  • Covenant and date alerts
  • Export to your BI tools
  • Period lock for published packs
AI for commercial real estate

AI that reads abstracts and deal rooms, not listing blurbs

CRE documents are long and inconsistent. AI earns its keep extracting clauses, comparing LOI versions, and answering “what renews in this park this year” against your asset data.

Our Join.To.IT AI development team connects these capabilities to your leases, abstracts, space inventory, and deal-room files.

Lease abstract drafting

Propose structured fields from executed leases for a human abstractor or attorney to confirm before they go live.

Clause search across the book

Ask for exclusives, co-tenancy, or recovery language across assets instead of opening folders one lease at a time.

LOI version comparison

Highlight what changed between proposal drafts in the tenant-rep deal room before you send the next mark-up.

CAM variance explanation

Draft a first-pass explanation of estimate-to-actual movement using the pool rules you already configured.

Expiry and option watchlists

Surface notice windows and vacant bays that still have no live requirement attached.

CRE integrations

Connect commercial real estate software to accounting and data rooms

We integrate accounting and AP, document and data-room storage, e-signature, mapping, and the BI tools asset managers already use. Where a market data or listing feed is available under your own licences, we can ingest it — we do not sell market data or claim a board seat.

CAM invoices, abstract PDFs, and deal-room files should attach to the same asset and space IDs your reports already use.

Why custom software

Why CRE teams leave residential and generic CRE SaaS

Residential PM products think in units and work orders. Vacation products think in nights. Many CRE suites think in a single asset class and a single recovery style. Mixed parks, unusual JV reporting, and tenant-rep confidentiality are where those products stop.

Space is not a residential unit

Bays, suites, and measured area need stacking and availability logic that a door-number ledger cannot fake.

CAM is a conversation with tenants

If you cannot show the pool, the cap, and the true-up, collections stall and relationships suffer.

Abstracts are how the book is known

Unstructured leases mean nobody trusts expiry reports. Structured abstracts are the operating system.

Tenant-rep work is confidential

Deal rooms cannot sit in the same permission model as landlord ops without leaking counterparties.

Investor packs have a lock date

Committee materials cannot drift after they are sent. Period lock and an audit trail are not optional.

Our development process

From CRE operations to a working asset platform

The same Join.To.IT delivery process, applied to assets, space, abstracts, deal rooms, and CAM.

01

Business analysis

Map how assets, space, leases, CAM, and tenant-rep deals move today, including the binders people still trust.

02

Solution design

Define asset, space, lease, and deal-room models, plus accounting, document, and reporting integrations.

03

UI/UX design

Design stacking views, abstract screens, and permissioned deal rooms that leasing and asset staff can both use.

04

Development

Build inventory and abstracts first, then CAM recoveries, deal rooms, and investor packs.

05

Quality assurance

Test recovery math, abstract accuracy against sample leases, guest permissions, and period-lock reporting.

06

Launch & support

Launch by asset or park, migrate abstracts carefully, and tune CAM and deal-room workflows after go-live.

Technologies we use

FAQ

Commercial real estate software development questions

Practical answers for asset managers, leasing directors, and tenant-rep leads planning a custom CRE platform.

How much does custom commercial real estate software cost?
An asset and space inventory with lease abstracts is a smaller build than adding CAM recoveries, tenant-rep deal rooms, and investor packs with period lock. Cost follows clause complexity and how many audiences share the system under different permissions. We quote after discovery against a defined module set, not a per-asset licence.
Is this residential property management software?
No. This page is for commercial assets, CAM, lease abstracts, space inventory, and deal rooms. Residential unit ledgers, tenant work orders, and owner statements for apartments live on the property management page. Vacation calendars and housekeeping live elsewhere. The data model here is bays, recoveries, and investment records.
Can CAM true-ups follow our existing pool rules?
Yes. We encode pools, caps, exclusions, estimates, and gross-up behaviour you already use, then generate tenant invoices from those rules. Unusual recovery language is a reason to build rather than force a product that only knows a simple CAM percentage. Legal review of the rules stays with your counsel.
Who can enter a tenant-rep deal room?
Access is permissioned per deal. Your staff, the client, and selected counterparties see only that room’s requirements, tours, and LOI versions. Landlord operations on other assets stay out of view. We design guest identity and expiry so rooms close when the mandate ends.
Do you extract lease abstracts automatically?
We use AI to draft fields from executed documents, then keep a human confirmation step before abstracts become reporting truth. Accuracy varies with scan quality and how non-standard the lease is, so we never treat extraction as a substitute for your abstractor or attorney on material clauses.
Can we keep our accounting system?
Yes. CRE platforms usually remain the operational source for space and leases, while accounting remains the book of record. We sync invoices, receipts, and the identifiers both sides need. We do not replace your accountant or claim to be a licensed fund administrator.
